Let me explain what a regular "Lease w/Option to Buy" is. Its a unilateral (one-sided) agreement where the HomeSeller HAS to SELL to the Tenant/Buyer but the Tenant/Buyer is Under NO OBLIGATION if he Chooses Not to Buy the property conventionally. In this method the purchaser obtains a Brand New Mortgage Loan before the expiration of the Option time. The option time could be from 6 months to 3 years. The Buyer should plan on Saving some monies for the Down Payment, Closing Costs, and become creditworthy with the banks when applying for the home loan in the future. The HomeSeller will assist based upon what was pre-negotiated & pre-agreed upon in advance.
The *Special "Lease To Own" operates very comparably with a twist in your favor, however, the Biggest difference here is that the Tenant/Buyer/You will NOT need to get a New Bank Mortgage Loan because there is generally a Longer pre-agreed timeframe involved here as in 2 years to 10 years or more. As the Tenant/Buyer is leasing the property he is also investing Extra Monies every month like Clockwork above & beyond the regular Rent payment. This amount is set strictly aside in escrow for the Landlord, the objective here is to Help the renter/buyer Accumulate a Certain Pre-Agreed Amount for the Down Payment...
Then Magic Happens here, once the Amount has been Accumulated, then the HomeSeller/We ~CONVERTS~ it from a Special "Lease To Own" to "Owner Seller Financing Contract" terms. Then the Buyer/You has automatically bought the Property without a Traditional Bank mortgage Loan and keeps making payments now as a newly created mortgage loan (owner seller financing term) for the remaining time period term left on the Contract that was pre-negotiated earlier.
So Basically, you can Buy 3 different ways from us, depending on what you can put down;
- "Owner Seller Finance Contract"
- *My "Special Lease To Own"
- or regular Lease w/Option to Buy
